Nothing, in the standard arrangement. The operator buys the machine, pays for the product, restocks it, and covers repairs, and they make their money from what sells. Most operators also pay the property a commission on gross sales, commonly 5–15% depending on volume, though smaller buildings often trade the commission for better pricing or a product list they choose.
The property normally covers electricity. That is $15–$60 a month for a refrigerated machine and a couple of dollars for a snack-only unit.
The exception is an exclusive or full-service contract, where a property wants a guaranteed restock schedule, a specific product list, or coverage the building’s own volume cannot support. In that case an operator may quote a monthly service fee or a minimum, because the machine alone will not pay for the visits. If you are quoted a fee for an ordinary snack and drink placement in a building with real foot traffic, get a second quote.
